We act as a guide, intermediary and advisor based on our market knowledge and experience. The advice and information we provide exclusively concerns the selection, valuation and procedural guidance of the property buying process. The information and advice provided by Mijnhuisinitalie are based on the facts and circumstances known at the time and are given to the best of our knowledge and belief. Mijnhuisinitalie is not a recognised tax adviser, notary or lawyer in the Dutch or Italian sense of the word.

Buying property in Italy involves complex legal, fiscal and financial obligations, both in Italy (e.g. transfer tax, cadastral registration) and in the Netherlands (e.g. income tax, box 3, inheritance tax). Mijnhuisinitalie explicitly does not give any fiscal, legal or notarial advice. We strongly advise you to always seek independent and specialised advice from a fiscalist, lawyer and/or notary known in both the Netherlands and Italy before making any definite commitments. Myhouseinitalia accepts no liability for damages of any kind arising from decisions or actions taken by the client as a result of our guidance or the information provided. This includes, but is not limited to, damages resulting from construction defects, changes in laws and regulations, or inaccuracies in documents prepared by third parties (such as estate agents, sellers, geometras or notaries). In any event, our liability is limited to the amount set out in our general terms and conditions and covered by our corporate liability insurance.
