Our approach

Thanks to clear search criteria (location, property type, budget), we start by making a targeted shortlist. After that, you will receive regular updates as soon as new, suitable properties come on the market.

Additional purchase costs / buyer costs

When buying a property in Italy, you need to consider:

  • Transfer tax (second home = 9% of cadastral value/first home = 2% of the cadastral value) in the case of existing construction (see FAQ for more details); or
  • VAT (IVA) (10% of the purchase price in case of ordinary homes if it is a second home and 4% in case of ordinary homes if it is a first home and 22% in case of luxury homes) only on new construction, up to 4 years old (see also FAQ for more details) &

  • Notary fees (1-2%) &
  • Brokerage commission (3%)

The exact percentage of transfer tax depends on the cadastral value and the type of house, among other things. Before you make an offer, we will send you a detailed overview of all additional costs.

Our fee and service package

The usual buying commission of an Italian mediatore is between 3-4% excluding 22% VAT (IVA), with higher rates in the luxury segment.

MijnHuisinItalie's commission is 3% of the agreed purchase price
(with a minimum of €5,000), excluding 22% IVA.

When we guide you through the purchase, the Italian broker's commission (mediatore) not passed on to you.

Included in our services:

  • verification of all documents and certificates of the property
  • assistance in applying for a codice fiscale
  • assistance in opening an Italian bank account
  • organising relevant authorisations for bidding and/or notarial transfer
  • guidance through all steps of the purchasing process

In addition, we can support with:

    If warranted, an independent expert (geometra) can provide a tecnica report drafting for full legal and cadastral clarity
  • Legal advice
    Through experienced partners or specialised lawyers
  • Practical regulatory matters
